            This year the town is on track to see between 700 and 800 residential permits with 438 issued by the beginning of September. That contrasts with 2004 when there were 1,069 permits issued, 2005 when the number fell slightly to 964 and 2006 there were 906 permits.

            The town commissioners have set a goal of about 800 homes a year and are discouraging irrigation to conserve the town’s contracted water usage of 4.91 million gallons a day peak use through spring of 2010 when there will be a 4 percent increase. They have also reduced the number of permits per year per subdivision to 40.

            “Traditionally this is a slow time of year” for building and home sales, builder and developer Daryl Cady said, and others agreed. “The kids have started school; you’re not moving.” Cady said the reason builders sponsor the Parade of Homes in the fall is to stimulate sales.

            “Building permits have slowed down just a tad bit,” Rolesville’s Planning Director Bryan Hicks said, “but the development proposals have not slowed down.”

            A look at The Growth Rate in the Gazette will show the number and size of subdivisions under review in Wake Forest. With an estimated 98 people moving to Wake County each day, there is a demand for housing.

            “We’re in a great area,” Mike Teachey with CTX Mortgage Company said. “We’ve been immune to the swings and there are still people moving here, interested in buying homes. We have not seen the crazy appreciation rates that some areas saw.” Wake Forest and Wake County have a “good steady market.”

            “We’re obviously doing better than the national market,” realtor Jim Fischetti said. “The national market is impacting because so many of the out-of-town buyers are unable to sell their property.” Also, he said, “Our economy and job growth are sufficient to sustain our market.”
