With almost no discussion, the Wake
Forest Comprehensive Planning Committee
said no Tuesday morning to additional
water for Stonegate subdivision on
Forestville Road.
Matt Kirkpatrick, a
principal in Stonegate Partners LLC, a
Florida firm with a Raleigh office, sent
a letter asking the town to increase the
number of water taps each year from 125
to 175. The reason, Kirkpatrick said in
a June 15 letter, to allow for
construction of townhouses and patio
homes along with the single-family homes
already under construction. “This new
building activity will increase
construction by 60-90 homes per year
during calendar years 2008-2010.”
Kirkpatrick was not at the Tuesday
morning meeting.
“They are asking the Town of
Wake Forest to help them in marketing
their product,” committee member and
planning board chairman Bob Hill said,
moving to deny the request. The vote was
unanimous.
Stonegate was approved in
2004 for 691 homes, and about 400
single-family homes and all 217
multi-family homes remain to be built on
the 214-acre tract.
Planning Director Chip
Russell noted in his review that the
builders have not come close to the
125-water tap allocation. The
construction history is four homes in
2004, 46 homes in 2005, 74 homes in 2006
and only 16 permits for single-family
homes requested through the end of May
this year.
Kirkpatrick and Stonegate
Partners may appeal to the full town
board, but that has not been fruitful in
the past after a negative recommendation
from the four-man CPC. On March 20 three
of the five commissioners voted against
a water allocation for Rhein Interests
and Priest, Craven & Associates to build
a 494-unit townhouse complex off Rogers
Road, even after the two firms sweetened
the offer by $700,000. The CPC itself,
two commissioners and two planning board
members, had been split two to two. (See
