In mid-February, Forbes magazine named
the Raleigh-Cary metropolitan area as
the best area in the country for jobs
and job growth.

Real Estate told the crowd at the Wake
Forest economic summer last week, and
what he sees for the next few years “is
just continued growth.”
Sales in the area have been
affected by slow markets in other areas
of the country, he admitted. “Some,
especially California, have seen some
very dramatic drops in their sales
activity. We’re getting a little bit of
a ripple effect here.” One realtor, he
said, told him she had “eight really
good prospects but they all had
something to sell before they could buy
here.”
Today for the first time
there are four distinct housing markets,
Pittman said. The classics are people
born before 1946, the baby boomers are
the 79 million who were born between
1946 and 1963, the Gen-Xers from the
1970s and 1980s “who are willing to have
a little less house and enjoy life
more,” and the current Gen Y “who are
very ecological, very green-conscious,
and buying more in urban areas.”
Also, “The predictions are
houses have gotten as big as they’re
going to get and in the future they will
be smaller.”
Almost a third of Tar Heels
are going to be 65 or older in a few
years, and many of them fall into two
subgroups. The “half-backs” are people
from the Northeast and Midwest who
retired to Florida and tired of the
hurricanes and crowds. “They like the
weather and the climate.” The second
group is moving to preserve family
contacts. Their children moved to the
Triangle for the jobs, and the
grandparents are moving to be near the
grandchildren.
Wake Forest is positioned to
have some of those homes for job seekers
and grandparents. At the end of January,
the town had approved water tap-ons for
6,891 unbuilt homes.
In February builders pulled
permits for 40 single-family homes and
four townhouses in subdivisions
scattered across the town, which sprawls
from Purnell Road almost to U.S. 401,
from inside Franklin County to the Neuse
River.
