Is it the heat? Is it the possibility of
higher interest rates or a leak in the
national housing bubble?
Whatever the reason, the
Wake Forest Planning Department issued
only 29 housing permits in July for 23
single-family homes and six townhouses.
This brings the year’s total for
residential permits to 550.
Town officials are watching
how many homes will be connected to the
municipal water system because that will
affect the peak use – which they are
trying to shave – and the available
water allocation through the spring of
2010. The goal is to keep residential
permits between 800 and 1,000 units each
year, ideally nearer 800.
Three of July’s permits were
for homes in the Richland Hills
subdivision and will connect to Franklin
County’s water system, leaving 26 to add
to the 436 permits from the first six
months, a total of 462 homes that will
use the town’s water system owned by
Raleigh.
The peak water use in 2005 –
the number which prompted a great deal
of concern – was 3.91 million gallons,
and the town’s water merger contract
with Raleigh allows for only 4.91 mgd up
through the spring of 2010.
So far, so good this year.
The peak use up to now has been 3.56 mgd,
Deputy Town Manager Roe O’Donnell told
the town board Tuesday night. “But the
year is not over,” he added.
You will notice there were
no permits for residential irrigation
systems during July, although some
systems may have been included in the
permits for homes. It appears town
residents are heeding the town’s
programs for water conservation.
Although the number of water
users is important, it is also important
to keep the total number of residential
permits – 550 through seven months – in
mind because the people in those homes
will impact our streets, highways,
schools and recreation programs.
The town itself applied for
a permit to renovate the house at 205
Brooks St., one of two it purchased
recently to provide more room for the
planning department.
In late February the town
purchased the two houses from Mavis Dew,
the one at 205 Brooks and the one just
behind it on the street leading to the
police department. The larger house on
Brooks was purchased for $162,500 and
the smaller for $87,500.
