The developers for both Thornrose on
Forestville Road and Bishop’s Grant on
Wait Avenue will ask for special use
permits for swimming pools and bath or
club houses for their subdivision
residents on Tuesday night.
The public will be able to
comment on these plans during the joint
public hearings the Wake Forest Town and
Planning boards will hold beginning at 7
p.m. on May 2 in town hall.
The center for Thornrose
became controversial in March when the
planning board recommended the town
board not approve the plan because the
pool and club house were in a
floodplain. The town board did turn down
the plan but agreed this month to waive
the six-month period before the
developer, Lennar Communities of
Carolina, could reapply. That vote was
based on the new plan for the pool and
club house which moved them out of the
floodplain.
The third public hearing
will be for comments on an amendment to
the zoning ordinance for the Flood
Damage Prevention Ordinance. Most of the
provisions and language in that proposed
ordinance are required by the state of
North Carolina and the Federal Emergency
Management Agency although the Wake
Forest planning staff has added some
language to fit local situations.
After the public hearings,
Contentnea Creek Development Company
will submit a master plan for 48
townhouses in nine buildings in Bishop’s
Grant. When the subdivision was rezoned
to residential R-5 in February of 2004,
a conditional use permit was issued at
the same time based on a conceptual plan
for 172 single-family lots and 48
townhouse lots. The staff recommends
approval of the plan with the condition
that no future townhouse lots be
included in the required buffer areas.
Both the planning board and the town
board will review the master plan.
